Not another generic affordability number. Mortisense explains the range, the assumptions behind it, and what is actually limiting you.
Mortisense is a free, consumer-facing AI mortgage intelligence platform that helps you understand what you may realistically qualify for, what could stand in the way, and what to do next—before anyone tries to sell you a mortgage.
Your income supports the target range. The bigger constraint is your monthly vehicle payment—not your down payment.
Your lender's offer may be reasonable—but switching could still be worth investigating before you accept it.
Your equity appears sufficient. The next step is understanding how your current debts affect qualification and cash flow.
Today, a consumer typically jumps between rate tables, calculators, banks, brokers, Reddit, search and general-purpose AI—each seeing only a fragment of the situation. The most important question is usually much simpler: “Given everything about me, what can I actually do?”

Understand the payment change, switching considerations, assumptions and questions worth asking before you accept an offer.
Separate hard constraints from lender-specific policies, missing documentation, potentially fixable issues and genuine uncertainty.

When a user chooses to pursue financing, mortgage brokerage services can be provided through an appropriately licensed affiliated brokerage. The consumer relationship becomes a proprietary acquisition channel without turning the product into a lead form.
Mortisense is founded by Parasdeep Singh, a Canadian financial-services professional with 16 years in financial services and nearly eight years directly in Canadian mortgages, including experience as a Principal Broker.
The thesis did not begin with an LLM looking for a use case. It came from years of seeing consumers struggle to understand a decision before the industry's sales and underwriting machinery begins.
“The opportunity is not another mortgage chatbot. It is a consumer intelligence layer that understands the situation before the transaction exists.”

Mortisense is moving toward a controlled Ontario launch. If you are a consumer interested in early access, an investor, or an industry partner who wants to follow the build, we'd like to hear from you.
